Buyers Guide
Explore My Trusted Process

Welcome
Buying a home is more than a transaction, it's about finding the place where your next chapter begins. Whether you're searching for your first home, a vacation retreat, an investment property, or your forever home along Florida's Emerald Coast, you deserve an advisor who understands both the market and your goals. My commitment is to provide knowledgeable guidance, honest advice, and a seamless experience from our first conversation to the day you receive your keys.
With years of experience helping buyers navigate Watersound Origins, Watersound, and the surrounding 30A communities, I offer more than access to listings. I provide local insight, builder relationships, market knowledge, and a strategic approach that helps you make confident decisions. From identifying the right opportunities to negotiating the best possible terms, I'll be your advocate every step of the way, ensuring you not only find the right home, but feel confident in every decision along the journey.
What You Can Expect
Every buyer's journey is different, which is why I take the time to understand your lifestyle, priorities, and long-term plans before we begin touring homes. From identifying the right neighborhoods and builders to negotiating favorable terms and coordinating inspections, financing, and closing, I'll be your advocate from our first conversation through the day you receive your keys and long after.
View and evaluate Potential Homes

As we tour homes together, we'll evaluate each property beyond its appearance to ensure it's the right fit for your lifestyle and investment goals.
However, as you evaluate listings and view homes, consider community and neighborhood amenities such as the following:
- Compare neighborhoods, amenities, and overall lifestyle
- Evaluate floor plans, functionality, and future resale potential
- Identify construction quality, upgrades, and maintenance considerations
- Review pricing using current market data and comparable sales
- Discuss strengths, potential concerns, and negotiation opportunities before making an offer
Steps in the Home Buying Process
1. Consultation & Planning
We begin with a conversation about your goals, preferred location, timeline, and budget. I'll answer your questions, explain the buying process, and help connect you with trusted lenders if financing is needed so you're prepared before your home search begins.
3. Offer & Negotiation
Once you've chosen a home, I'll prepare a competitive offer and negotiate on your behalf to achieve the best possible terms. My goal is to protect your interests while positioning your offer for success.
5. Welcome Home
Closing isn't the end of our relationship—it's just the beginning. Whether you need recommendations for local contractors, advice on future improvements, or guidance when it's time to buy or sell again, I'll continue to be a trusted resource long after you've moved in.
2. Home Search & Private Tours
Using your criteria, I'll identify homes that fit your needs, including opportunities that may not yet be widely available. Together we'll tour properties, compare options, and narrow the search until you find the home that feels right.
4. Contract to Closing
After your offer is accepted, I'll coordinate inspections, appraisal, financing deadlines, title work, and all contractual milestones. I'll keep you informed throughout the process and ensure everything stays on track for a smooth closing.
